This 50 ft. X 100 ft. lot was subdivided into two 25 ft. X 100 ft. with a new single-family structure being proposed. The design was well-received by the South San Francisco Design Review Board during the planning application process. The board was especially impressed by the sustainable design approach implemented by the design team. With the notion of the west facing building facade, an aluminum motorized louver system will be installed at the front to minimize the heat gain and loss of the overall building envelope. It also helps provide significant control of the glare in the interior spaces. The open space adjacent to the three-story interconnecting stair acts as chimney effect for natural ventilation. All proposed landscape features are either native species or drought tolerant plants. Building permit was approved in 2010.
